Square Footage vs. Design: What Matters Most?

I was at the David Weekly Homes design center yesterday watching their model property. It's a beautiful floor plan by the way. If Austin is your residence and you are looking for design ideas, you should not miss visiting the design center and the model property. It's one of the best floor plans I've ever witnessed for families.

Well, there were some appealing inscriptions along with their marketing material, all about square footage vs. design. It stated, "A design that is modern is not calculated on a calculator or in square feet. Rather, design looks measured in cubic feet along with the feel of the room and the lighting. Nothing has a greater effect on your home's worth than design. Sight lines, room position, traffic patterns?-exceptional design is as much a science as it is an art."

The catalog continues with "Two properties have the same square footage yet one looks much bigger compared to the other. You know why? Sight lines are responsible for the dissimilarity. Sight lines refer to any given point that you view in the property from different vantages. When you go over a house , it is better to have some kind of 'space beyond' preview through subtle ideas--the reason for a David Weekly Home to appear more spacious than others." I definitely say yes to this. In fact, I have pointed in my other articles before about older properties having poor layouts not being able to contend with newer properties that though are small but have better floor plans.

These "sight lines" and design factors help explain why the property that I lately wrote about which was smaller than 1800 square feet at first appeared to be over 2100 square feet, as the MLS listing indicated (view the blog post prior to this one for the full story). That property had an open flowing layout and looked larger than it really was. What Weekly indicated about flow and design was what the argument of the owner and agent is all about regarding the square foot shortage.

Here's the kicker though, what is the second question asked once you've selected a city in your exploration for plans in the David Weekly website? It's square footage desired. I assume that the funds of Weekly are enormous for determining real estate shoppers' purchasing manner, that is why they knew square footage to be the top initial exploration set up on their website, but all that regarding design being more essential than size is true as well.

Some individuals do value square footage greater than design, if not KB Homes would not be able to trade those boxy, big , cheap 3,000+ sq. ft. houses that they erected throughout the country. Other individuals also favor more design factors, if not, those condos that are small and high-end with 1100 sq. ft. would not be sold for that per square foot price they have. For others still, the location is the most essential. No matter what factor individuals regard as essential though, the question of the property's square footage will be a part of the buying deciding factor.
